Spanish Lake Town Center Master Plan

 
 

The Spanish Lake Town Center Master Plan engaged residents and businesses along the Bellefontaine Road corridor to create a shared vision for future development in the heart of Spanish Lake. The i5Group led the land use master plan with Bob Lewis developing the market and feasibility analysis and Added Dimensions LLC assisting with community engagement.

A key aspect of the Town Center plan was to find areas of alignment of the market analysis with the desires of the community. Items such as additional retail, restaurants, and a community center were identified as priorities from the community. The market analysis determined these community priorities were also feasible from a market perspective.

Robust community engagement ensured that the Master Plan reflected the vision of community residents.

The i5Group helped the Spanish Lakes Community Development Corporation (CDC) work with the steering committee, property owners, and the community to evaluate the strengths and weaknesses of various land use scenarios. The land use master plan positions the CDC to coordinate implementation with St. Louis County, existing property owners, and potential developers.

The Master Plan includes an implementation strategy to guide:

  • Zoning updates

  • Property Acquisition and Development

  • Streetscape Improvements

  • Business Retention and Attraction

  • Tactile Urbanism and Site Beautification

  • Marketing
